Riverside, Avondale, Ortega, & Murray Hill Real Estate

Historic Charm. Creative Energy. Life Along the River.

Mandarin offers something a little different from the historic neighborhoods closer to Downtown. With mature trees, larger lots, established communities, access to the St. Johns River and plenty of shopping, restaurants and everyday conveniences, Mandarin gives you room to live without giving up location.

WHY RIVERSIDE, ORTEGA, AVONDALE?

Character You Can’t Build

Historic bungalows. Prairie-style homes. Craftsman architecture. Mediterranean Revival. Tudor Revival. Mature live oaks. Sidewalk-lined streets with lots of personality.

The neighborhood developed rapidly in the late 1800s and early 1900s, with even more growth following Jacksonville’s Great Fire of 1901. Today, its historic character is one of the things that makes Riverside so desirable.

You won’t find rows of identical houses here. Every block—and often every house—has its own story.

Location, Location, Location

These areas sit on the west bank of the St. Johns River, just southwest of Downtown Jacksonville.

That central location puts residents close to Downtown, the medical district, major roadways, the river and some of Jacksonville’s best-known cultural and entertainment destinations.

You can enjoy an in-town lifestyle without giving up convenient access to the rest of Jacksonville.

Neighborhood Outside Your Front Door

Riverside, Avondale, and Orega offer something that can be difficult to find in a sprawling city: places you can actually walk to.

Five Points is the heart of the neighborhood, with independent restaurants, coffee shops, boutiques, nightlife and local businesses.

The King Street District adds another lively commercial corridor, while Riverside Avenue connects residents to the river, Memorial Park and the Cummer Museum of Art & Gardens.

Shopping, dining, and coffee in Avondale.

Spend Saturday at Riverside Arts Market.

Riverside Isn’t Cookie-Cutter.

That’s part of what makes it so special.

You’ll find smaller historic bungalows, larger architectural homes, renovated properties, condominiums, apartments, multifamily opportunities and homes that have been thoughtfully restored.

There is something different about Jacksonville’s historic neighborhoods.

The streets are lined with mature oaks.  Homes have front porches.  Architecture changes from block to block.

Restaurants and locally owned businesses become part of the neighborhood rather than destinations you have to drive across town to reach. And in many areas, you can walk from your home to coffee, dinner, shopping, parks or the river.

Riverside and Avondale are recognized for their historic architecture, walkability, restaurants, shopping and cultural attractions, while nearby Ortega and Murray Hill offer their own distinct versions of established Jacksonville living.

NOT JUST 1 KIND OF AREA

AVONDALE

Avondale is a little more polished and residential.

Avondale was developed during Jacksonville’s early-20th-century growth and is known for its distinctive architecture, curved streets, mature landscaping and historic homes.

Choose Avondale if…

You love historic architecture and mature trees but want a more residential atmosphere.

You want restaurants and shopping nearby without living directly in the middle of the activity.

Travel south from Riverside and Avondale and the landscape changes again.  Ortega is all about the river.

Located on a peninsula surrounded by the St. Johns and Ortega Rivers, Ortega offers a more residential and waterfront-oriented lifestyle.

You want more space, privacy and a stronger connection to the water.

You are drawn to larger homes, waterfront properties and established residential streets.

MURRAY HILL

Murray Hill has a personality all its own.

Located just north of Riverside and Avondale, Murray Hill has evolved into one of Jacksonville’s most interesting neighborhoods for buyers looking for character, local businesses and renovation potential.

The housing stock includes many older bungalows and historic-era homes, with a broader range of price points and conditions than you’ll typically find in the more established portions of Avondale and Ortega

Choose Murray Hill if…

You’re looking for character, local businesses and renovation potential.

You want an in-town location and may be willing to put some work into the right property to create equity.

Life in Mandarin

THE RIVER

The St. Johns River is a defining part of Riverside, Avondale and Ortega, creating a lifestyle centered around waterfront views, parks, boating and time outdoors. From Riverside’s riverfront parks to Ortega’s waterfront neighborhoods, the river adds a sense of place that makes these communities uniquely Jacksonville.

PARKS & OUTDOORS

From Memorial Park and Riverside Park to Fishweir Park, Boone Park and the Ortega River, there are plenty of ways to enjoy the outdoors. Tree-lined streets, neighborhood parks, walking paths and waterfront spaces make it easy to get outside without leaving the neighborhood.

Murray Hill also offers convenient access to the parks and outdoor spaces throughout the surrounding Riverside-Avondale area.

DINING & SHOPPING

One of the biggest draws of these neighborhoods is the abundance of locally owned restaurants, coffee shops, boutiques and neighborhood businesses.

Five Points, King Street, the Shoppes of Avondale, Murray Hill and Ortega Village each have their own personality and selection of places to eat, shop and gather.

Whether you’re looking for a morning coffee, a casual neighborhood restaurant, a date-night destination or a unique local shop, you don’t have to go far.

COMMUNITY

Riverside, Avondale, Ortega and Murray Hill each have their own distinct personality, but they share a strong sense of neighborhood identity.

Historic homes, mature trees, locally owned businesses, community events and long-established residents create neighborhoods where people don’t simply live—they become part of the community.

It’s not unusual to find generations of families, longtime homeowners and residents who have chosen to stay in these neighborhoods for decades.

SCHOOLS

Riverside, Avondale, Ortega and Murray Hill are served by a variety of public, charter and private schools, with school assignments varying by specific property address.

Because school boundaries, assignments and available options can change, I always recommend verifying the current school assignment for any home you’re considering with the Duval County Public Schools and the individual school before making a purchasing decision.
